Central Tucson, the University of Arizona and Tucson Historic Districts

Central Tucson is home for the University of Arizona and some of Tucson’s most charming neighborhoods, many of them designated as Historic Districts.  The University of Arizona is one of Tucson’s largest employers with over 35,000 students, and both students and faculty call Central Tucson home.

 Central Tucson can best be described as “eclectic”, as the variety of homes that span over a century exhibit the distinctive architectural styles of their era.  Many homes, particularly in the designated historic districts, have been renovated and updated inside out, while preserving the look and the history of the neighborhoods.  Historic properties, which enjoy significant property tax and Federal tax benefits, must follow specific guidelines to maintain their eligibility for this designation.  This has resulted in significant appreciation in the value of these homes, and more and more of these neighborhoods enjoy name recognition that evokes visions of their style, setting and value. 

Some examples of the University area Historic Districts are the Blenman-Elm, Sam Hughes and West University Historic Districts.   Central Tucson’s  Blenman-Elm Historic District is known for its many Tudor Revival style homes, while Sam Hughes is home to a mix of Bungalow/Craftsman, Pueblo, and Mission/Spanish Revival properties.  In the West University Historic District you will find Prairie School style homes as well as Bungalow/Craftsman and Mission/Spanish Revival so popular in Central Tucson. 

Only a mile or two from the University area yet equal in charm are many more neighborhoods and Historic Districts that are indicative of their period in history.   For example, El Encanto Estates Residential Historic District is an exclusively residential Central Tucson area known for elegant Modern Movement and Late 19th and 20th Century Revival homes.  Homes in the San Clemente Historic District are primarily Mission/Spanish Revival and Pueblo.  This architectural style is probably the most popular throughout Tucson.   Also in Central Tucson but a departure from the more prevalent Mission/Spanish Revival and Pueblo properties is Armory Park Historic Residential District.  Here you will see great examples of Queen Anne and Classic Revival properties as well as the ever-popular Mission/Spanish Revival.

There are more than 20 National Register Historic Districts within the City of Tucson and each district has specific properties recognized for their significance in history, architecture, engineering and culture; however, a Central Tucson property does not have to be in a Historic District to have its own unique personality, beauty and style.  Many neighborhoods in Central Tucson have their own characteristics and place in history, and some of them are candidates to become Historic Districts.
